New York City

 

         This Indenture made the Twenty forth day of July in the year of our lord one thousand seven hundred and ninety nine Between James McIntosh of the city of New York Merchant and Rachel his wife of the first part and James Grant of the same place grocer of the second part witnesseth that the said parties of the first part for and in consideration of the sum of three hundred and Eighty seven dollars and fifty cents lawful money of the united States of America to them or one of them in hand will and truly paid by the said party of the second part at or before the Ensealing and delivery hereof the receipt whereof is here by Acknowledged Have granted bargained and sold aliened released and Confirmed and by these (illegible) do grant bargain and sell alien Release and confirm unto the said party of the second part and to his heirs and assigns forever all that certain messuage or dwelling house and lot piece or (illegible) of ground Situated lying and being in the city of New York in the Late Montgomerie but now fifth ward of the city of new York near fresh water on the meadows and is butted and Bounded as follows to wit to the south in front on Rutgers Street to the west to land late belonging to Abraham Paulding deceased in the rear to the north to land land late belonging to Jeremiah Dobs and to the east to the lot of ground number ninety five belonging to Christopher Bancher and in breath in front and rear twenty five feet and in length in each side seventy five feet together with all and singular the rights members and appurtenances thereof and of every part and parcel thereof and all buildings edifices fences ways passages Easements profits commodities advantages Emoluments Hereditaments and appurtenances to the same belonging or in anywise appertaining to and the revision and revisions remainder and remainders Rents issues and (illegible) of its thereof and also all the estate rights title interest property claims and demand whatsoever both in law and equity of the said parties of the first part of in and to the same and of in and to every part and parcel thereof to have and to hold all and singular the said (illegible) Dwelling house lot of land Hereditaments and appurtenances hereby granted and released or intended to be granted and released and every part and (illegible) thereof with the appurtenances unto the said party of the second part his heirs and assigns to the only proper use and behoof of the said party of the second part his heirs and assigns for ever and the said parties of the first for themselves their heirs Executors and administrators do Covenant and grant to and with the said party of the second part his heirs and assigns that they the said parties of the first have not nor hath either of them done committed or suffered any act matter or thing whereby the premises hereby granted may be charged or encumbered in any manner howsoever in witness whereof the parties to these presents have hereunto interchangeably set their hands and seals the day and year first above written.
